JOB DESCRIPTION - In the absence of a Maintenance Technician I, the Maintenance Technician II is responsible for working closely with the Association Office Administrator to oversee all aspects of property and facilities maintenance, with the goal of keeping the common grounds and buildings of the complex in good repair, safety and neatness, as well as for developing friendly and respectful relationships with Board members, management, residents and outside contractors. Specific duties include but are not limited to:

-Working with the Office Administrator, Board and community manager to ensure that maintenance operations remain within budgeted guidelines;

-Identifying and abating safety hazards on the property;

-Ensuring the safe and efficient operation of all facilities and equipment;

-Creating, reviewing and updating work orders;

-Preparing maintenance reports as requested and/or in preparation for board meetings;

-Performing routine maintenance as needed;

-In conjunction with the Office Administrator, overseeing outside vendors and contractors to ensure that work is performed according to specification and that community rules and guidelines are followed;

-If called upon by the Office Administrator, responding to emergency maintenance calls during evening and weekend hours;

-Ensuring that replacement parts and tools are maintained at adequate levels and that work areas are organized, clean and safe;

-Providing customer service to residents in a timely manner.

REQUIREMENTS:

-EXPERIENCE - A minimum of 5 years of general maintenance experience, including project scheduling and tracking, troubleshooting and correcting maintenance related problems, and supervising outside vendors.

- EDUCATION - the position requires reading, writing and math skills similar to those obtained through a high school education or equivalent. Technical training in electrical, mechanical, plumbing, pool maintenance and other related fields is strongly preferred as is the ability to read blueprints and schematics. Candidates must be familiar with computerized word processing (the creation of documents using a mouse and computer keyboard) and able to communicate both verbally and in writing.

-PERSONAL ATTRIBUTES - The position requires someone with a strong work ethic who enjoys the challenge of identifying and responding to a wide variety of maintenance related issues. Other key elements to this position are: a focus on customer service, the ability to work independently or as part of a team, excellent organizational skills and a facility for working easily with a diverse group of personalities.
