The Facilities Manager is responsible for overseeing the maintenance, repair, and operational integrity of HVAC/refrigeration, cooking equipment, and general facilities systems across multiple restaurant locations. This role supervises Facility Maintenance Technicians and ensures the execution of preventative maintenance programs, cost-effective repairs, and vendor coordination, while maintaining safety, compliance, and service standards.

Maintenance & Repairs

Perform scheduled and emergency maintenance and repairs on HVAC, refrigeration, plumbing, electrical, and kitchen equipment.

Conduct manual repairs as needed (e.g., locks, carpentry, painting, windows, landscaping).

Ensure heating, plumbing, ventilation, and alarm systems remain fully functional.

Support equipment installation and special projects at new and existing locations

Preventative Maintenance & Inspections

Implement and monitor preventative maintenance programs across assigned locations.

Conduct routine inspections of restaurant equipment, facilities, and building systems.

Identify equipment abuse/misuse, emerging issues, and recommend proactive solutions.

Maintain service logs and warranty documentation to prevent unnecessary expenses.

Supervision & Leadership

Supervise and support multiple regional Facility Maintenance Technicians.

Train and educate management teams on basic facility maintenance practices.

Develop strong working relationships with restaurant managers to resolve facility concerns.

Vendor Management & Cost Control

Recommend and coordinate work with external contractors when needed.

Monitor and inspect vendor performance to ensure compliance and quality.

Manage parts inventory and ensure cost-effective repairs over replacements.

Track warranties, utilize quantity discounts, and maintain within annual budget targets.

Administrative & Reporting

Maintain accurate logs of maintenance activities, service calls, invoices, and expenditures.

Process and approve invoices in accordance with company guidelines. Assist in store openings, remodels, closings, and equipment disposal or transfers.

Vehicle & Tool Management

Maintain company-issued vehicle in clean, organized, and road-ready condition.

Use and maintain personal tools; specialty tools purchased with approval remain company property.

Company vehicle safely and maintain a valid driver's license and acceptable driving record.

Valid Drivers License

HVAC, Plumbing and Electrical, Universal Licenses

Knowledge of gas operated equipment, electrical systems, and refrigeration

Preferred; background in restaurant equipment, management of other technicians

HVAC, Plumbing, Electrical repair knowledge

Kitchen and HVAC Equipment repair knowledge

Basic understanding of electrical, hydraulic and other systems

Working knowledge of tools, common appliances and devices; able to assess when equipment or parts are repairable and when new parts are required

Has the knowledge to do the repairs and maintenance on most equipment. Able to guide peer techs and outside vendors as required

Makes good decisions based upon a mixture of analysis, wisdom, experience, and judgment

Is dedicated to meeting the expectations and requirements of internal and external customers while maintaining the highest standards of quality

Strong interpersonal skills to work with team members and vendors

Uses his/her time effectively and efficiently

Has the appropriate inventory to do the work while not stockpiling parts unnecessarily; Is accurate in inventory accounting

Able to respond quickly and can pre-diagnose issues over the phone

Personally adheres to all safety guidelines and manages others to do the same

Fill out paperwork legibly and on time

Maintains vehicle in an organized and clean manner

Ensures that vehicle is driven safely and traffic laws are obeyed
